South St. Petersburg slated for new waterfront community and lifestyle destination.

St. Petersburg, Florida October 4, 2004

New "Aquaplex" planned community to offer waterfront residences, shops, restaurants, and a totally redesigned marina in South St. Pete.

Multiple award winning single-home builder-turned-developer Frank S. Maggio, fresh on the heels of his successful development of Riviera Dunes, the popular and upscale 288-acre residential and commercial community in Palmetto, has been quietly buying up the parcels of land needed to build what he says will be "the premier residential and lifestyle destination in South St. Pete".

Maggio, President of Dartmouth Development, recently completed the acquisition of the Huber and Maximo marinas which will serve as the centerpiece of his newest xxx acre planned waterfront community.

Upon completion of the build out the development will include xxx residences, a complete marina including wet and dry slips, as well as dining, shopping, and commercial office facilities.

According to Maggio "The acquisition of the marinas, and our vision for their future, is not only exciting for South St. Petersburg but for the whole community." Maggio went on to say "Aquaplex is consistent with our belief that Florida's Suncoast is a beautiful place to call home and it is our company's heartfelt mission to play an active role in making our community an even more wonderful place to live, work and play in the years to come."

Maggio points to comments by Palmetto officials on how his Riviera Dunes development has increased property values for Palmetto's residences, as well as attracting additional revenue for Palmetto's merchants, as an indication of what Aquaplex is likely to do for St. Petersburg as a whole.

Background:

Frank Maggio's dreams of being a real estate developer began in the late 1980's when he acquired a seven acre parcel of land from General Electric after they closed their St. Petersburg plant. Although his initial plans called for subdividing the parcel and constructing twelve elegant single family waterfront homes, changing economic conditions prevailed resulting in Maggio developing the initial stages of the Laguna at Isla Del Sol condo community instead.

Frank then took a detour into the single family home construction business which resulted in his winning the coveted Parade of Homes Best of Show award for the very first home he ever built in 1994 at the Pasadena Yacht and Country Club. His unique 40' wide Club Home, a very much sought after model in Largo's Bayou Club development, drove the company's success and profits for the first four years that Frank was in business. Frank never lost the developer's dream, however, and that dream finally came true with his smashing success as the sole developer of the Palmetto-based Riviera Dunes waterfront community which includes the development of one of the largest man-made harbors in the world and offers homes and condominiums ranging in price from $200,000 to $2.5 million.

Even with the Aquaplex project on the table, if you catch Frank at an unguarded moment he'll say, with a twinkle in his eye "You ain't seen nothing yet".
